The staff at Expressions Ex has gained experience from the practical use of renderings and animations to sell projects to developers, owners, and investors and to win approval from municipal planning departments, zoning commissions, city and county officials.

Our staff is well educated and trained in the computer sciences and graphical software but the real advantage to our clients is a practiced eye for detail and realism as it relates to architecture in the USA .

This practical experience working with Architects, Developers, Designers, Owners and General Contractors has enabled us to refine our processes to produce photo realistic renderings and animations that reflect your vision of the project. We fully understand that it is Your Vision in 3D that we want our renderings and animations to show, and therefore we must communicate with you frequently and accurately in order to understand your vision. See the process that we have found to be most efficient below.

Rendering Process:

  1. Data Gathering - The more information we can collect at this stage the quicker the project will proceed. We need at a minimum a hand sketch of the structure or concept but can also use as a starting reference point a previously completed rendering or a photograph of a similar building or project. We prefer scale drawing files, digital photographs of the surrounding area or existing structure, and any other information available about the project.
  2. Views - A determination of the views and lighting (Day or Night) is made. The view can be anything the client wants but the most typical views are: Street Level, Bird's Eye and Aerial. Another consideration is the angle for the views. Typically, our clients want two or three renderings from different viewpoints to clearly show the design.
  3. Model creation and approval - All of our renderings start with modeling which facilitates the modifications and refinements that will be needed in subsequent processes. By producing models we can also easily make further modifications and refinements after your client sees the rendering.
  4. Materials and Lighting - After the models are approved, we apply materials to the models based on your specifications. The partially completed renderings are then sent to you for approval. After approval, we apply the lighting to achieve the look you want for another approval.
  5. Finalization - The final stage of the process is to make any minor revisions, add other objects like plants, flowers, people, vehicles, etc. that will add to the realism of the final rendering.
Prices- are quoted for each rendering based on complexity, views, lighting, and degree of detail desired. We believe that an accurate price based on understanding the project is more useful to our clients than a published price that changes after the requirements are understood. Typically, a single rendering will cost from $1,200 to $3,000 based on the factors listed above. Most of our clients request renderings that cost less than $2,000. We offer a free, no obligation quote and believe that approach is the best way for you to determine a rendering price for your project. Generally, subsequent renderings that use the same model cost less than the original rendering provided the viewing level is the same (i.e. street level).


Three Dimensional Animations
As good as 3d photo realistic renderings are in communicating your design; 3D Animations go a step further and can give your audience the feeling of being there. Animations also help create excitement for your project by presenting a high energy multimedia presentation that can be used on a website or DVD. Marketing and sales material that leave the client with the look and feel you want to project is much more effective.

Animation process:
  1. Data Gathering - This is the same process as used for renderings, except it will usually be more extensive due to the multiple buildings and other objects in the animation.
  2. Storyboard - A storyboard is created that defines the camera movement, viewing angles, lighting conditions, and general flow of the animation.
  3. Model Creation - This is the same process as with renderings.
  4. Materials and Lighting - Again this is the same process as with renderings.
  5. Motion and Sound - The camera motion is applied based on the previously approved storyboard. Sound is added to provide the mood desired for the animation. The entire project is rendered into a full motion video for review and approval by our client.
  6. Finalization - Any final changes to the lighting, motion path, and timing are made to the animation. The animation is then sent to our client for final review and approval.
  7. Media Produced - The finalized animation can be downloaded from our FTP site and/ or, if desired by our client, burned to a CD or DVD. Additional copies are available for an additional fee.

Prices - 3D Animations are priced based on complexity and length. There are so many factors involved in producing a high quality animation that the prices vary greatly based on these factors. We offer a free, no obligation quote to our clients.


Personal Guided Audio-Video Tour
The most effective and sometimes the only way to sell or rent property is to get the prospect on site to actually view the property. This is not always convenient and many times sales or rentals are lost simply because the prospect can't make it to all the properties they are considering. Expressions Ex has developed a way for the prospects to have a "Personal Guided" tour, simulating an actual "showing" of the property 24 hours a day 7 days a week. Our Personal Guided Audio-Video tour is the next best thing to an actual walk through of the property.


Multimedia Tour Process:

  1. Information Gathering - The Expressions Ex team will request information about the property including floor plans, amenities, location, marketing materials, and other information that will be used to develop a script for the video.
  2. Script & Flow - A script is developed for the guide and the flow of the video is determined. This information is provided to the property owners / managers for approval.
  3. Video Shoot Scheduling - A date and time is scheduled for the video shoot.
  4. On-Site Video shoot - An Expressions Ex team arrives on site to setup and shoot the video footage.
    Typically, it will require three or more "Takes" to obtain suitable video footage for use in the final product.
  5. Editing & Compilation - The video footage is returned to our office for editing, creating an animated floor plan, and selecting and adding the music. The editing process will typically require two to five days to complete.
  6. Draft Personal Guided Audio-Video Tour is produced and put on our website for download, review, and approval by client.
  7. Finalization - Modifications, if needed, are made and the video is rendered with the changes to produce a final video.
  8. Distribution - The final PGAVT video is placed on our website for download by our client and a High Definition Wide Screen DVD is produced and sent / delivered to our client.
  9. Additional DVDs - Additional DVDs can be produced at additional cost.
Prices- The price for a three to four minute Personal Guided Audio Video Tour is currently $2,500 per tour plus reasonable travel expenses, if required. A tour can be an amenities only tour, a floor plan tour or a combination of the above. Flash logo creation is an additional charge.
